Detailed Policies

Below is detailed information on each of our policies located inside of the Rental Agreement. 
 


1. All cancellation requests must be submitted in writing (email or certified mail). A cancellation is not considered confirmed until it has been reviewed and approved by a Reservation Specialist at Cabin Rentals of Helen. Please allow 10–14 business days for any eligible refund or credit to be processed after approval.

2.Cancellation Policies May vary Depending on Where you Booked. • Direct Bookings with Cabin Rentals of Helen • Cancel 15+ days before check-in → You’ll receive a credit (no refunds) to use toward a future stay at the same property, valid for 12 months. • Cancel within 14 days of check-in → All payments are forfeited. No credits or refunds will be given. Airbnb, Vrbo, or Other 3rd Party Platforms • If you booked through a third party, their cancellation rules apply. Cabin Rentals of Helen cannot override those policies. We recommend purchasing travel insurance to protect your trip in case of unexpected events like illness or emergencies.

3. Credit decisions may take up to (14) days to process

Cabin Rentals of Helen is a property management company, and all cabins are privately owned. Because of this, we cannot refund or relocate guests due to the failure or malfunction of amenities such as televisions, gas log fireplaces, jetted tubs, hot tubs, pool tables, gaming systems, or small appliances.

No refunds will be issued for acts of God, power outages, loss of water, air conditioning, internet, or cable/satellite service disruptions. Once check-in has occurred, no refunds will be provided for any reason, including early departures due to weather.

No refunds for early departure, this includes departures due to inclement weather.

In the event of a mechanical failure, Cabin Rentals of Helen will make every reasonable effort to correct reported issues as quickly as possible during regular business hours. Direct Bookings: Under limited circumstances, and solely at the discretion of Management, a refund may be considered. Any such refund will be case-specific, issued to the credit card on file, and may take up to 14 business days to process. Third-Party Bookings (Airbnb, Vrbo, etc.): Refunds and cancellation policies are determined by the booking platform. Cabin Rentals of Helen cannot override, modify, or process refunds for reservations made through third-party platforms. Guests must contact the platform directly regarding refund eligibility. By booking, guests acknowledge and agree to these refund and malfunction policies.

The North Georgia Mountain weather can be unpredictable. Therefore, CROH offers Travel Insurance (see Travel Insurance section on on website). It is the Guest(s) responsibility to monitor the weather and road condition prior to the arrival and during the Guest(s) stay. Road conditions can change rapidly and can become impassable at any time and remain impassable for any length of time. Guest(s) may contact Cabin Rentals of Helen to inquire about weather and road conditions but may not hold Cabin Rentals of Helen responsible for any weather and road condition predictions.

If weather conditions affect the Guest(s) departure date, it is the sole discretion of Cabin Rentals of Helen to extend that reservation. If extension is approved, Guest(s) will assume the additional nightly rate and fees.

Guest(s) will also abide by the check-out procedure. Guest(s) checking in or out of a property during inclement weather, understands that they are proceeding at their own risk and should make appropriate arrangements. In case of impassable roads, Cabin Rentals of Helen will try to accommodate Guest(s) with another cabin of similar type, based upon availability and not guaranteed. Please make sure you are prepared and purchase all supplies needed in case of any potential storm type impacts (flashlights, matches, batteries, extra nonperishable foods, bottled water, toilet paper, paper towels, medicines etc.).

Cabin Rentals of Helen and the individual property owners will not be responsible for maintaining the conditions of roads, decks and driveways in the event of snow, ice, rain, erosion or any other effects of weather related conditions. The Guest(s) agrees to take full responsibility for their safety as well as the passengers in their vehicles. The Guest(s) also understands and assumes the sole responsibility of traveling in inclement weather which may result in loss of property, damage to property and be potentially life threatening.

In the event that a State of Emergency is issued, for any potentially hazardous weather, and you choose to proceed with checking into the property you reserved, you will not be issued any type of refund or credit. Please be advised: If you choose to travel under an issued State of Emergency, you are traveling at your own risk. Cabin Rentals of Helen will do all we can to make your trip and property as safe as possible, but under no circumstance will any type of refund or credit be issued.

Upon checking in to your cabin, look around the home and become familiar with exits, fire extinguishers, amenities, furniture placement, and any potential dangers. Please use common sense and follow all posted safety rules during your vacation.

Some homes are located near rivers, creeks, lakes, or ponds, and some may have access to boats or docks. Inherent risks exist with properties located near bodies of water. Water recreational activities as well as boat and dock usage are at your own risk. Cabin Rentals of Helen and the homeowner are not liable for damages arising from personal injury, property damage, or death sustained in or around the property, roads, docks, or bodies of water.

The North Georgia mountains are home to a diverse group of wildlife, insects, and plants. Due to this environment, certain conditions may exist in and around the rental property that are beyond Cabin Rentals of Helen's control including but not limited to pests and unexpected animal encounters. Avoid approaching, feeding, or harassing wildlife of any kind. When enjoying time outdoors, wear protective clothing, sunscreen with an SPF of 30 or more, and an EPA-registered insect repellent.

Cabin Rentals of Helen and the homeowner are not liable for theft, personal injuries, damage, costs, or any expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with guest use of the rental property. Failure to follow Cabin Rentals of Helen's policies, rules, and safety guidelines could result in eviction without refund.

Intentional property damage, personal injury to guests or others, a breach of the peace, a nuisance to others, or a violation of any criminal law or local code shall be grounds for immediate eviction without refund. All policies and rules are in accordance with the laws of the State of Georgia and White County and Surrounding Counties.. Any action relating to these policies shall be instituted and prosecuted only in the White County Superior Court, White County, Georgia

It is the sole responsibility of the guest(s) to adhere to Cabin Rentals of Helen’s Quiet Hours. Quiet hours begin at 10:00pm and end at 9:00am. Cabin Rentals of Helen will offer one opportunityfor guest(s) to reduce noise if any complaints are made. If a second complaint is made, the local authorities will be called and this mayjustify guest(s) and visitor eviction. All monies paid will be surrendered. No credits, refunds or rate reductions will be offered if asked to reduce noise or for any early departures due to eviction.

No person shall at any property managed by Cabin Rentals of Helen or in any motor vehicle parked at or located at any property managed by Cabin Rentals of Helen, use, operate or play any radio, phonograph, stereo set, tape or CD player, television, sound amplifier, musical instrument, or other device which produces or reproduces sound, at a level which interferes with a person’s peaceful enjoyment or the peace and tranquility of the surrounding area at a distance more than 30 feet from the sound source.

Cabin Rentals of Helen Property Noise Ordinance and Hours

• 10:00 p.m. to 9:00 a.m. - No person shall make, cause, allow, or permit the operation of any continuous source of sound when measured at or beyond the real property line a level that exceeds 70 dBA or 70 dBC. Noise over 70 dcb is subject to the Helen City noise ordinance. The Helen Police Department will address excessive noise of any kind including loud vehicles, talking or shouting loudly, or music emanating from any home, which results in complaints.

Cabin Rentals of Helen will offer one opportunityfor guest(s) to reduce noise if any complaints are made. If a second complaint is made, the local authorities will be called and this mayjustify guest(s) and visitor eviction. All monies paid will be surrendered. No credits, refunds or rate reductions will be offered if asked to reduce noise or for any early departures due to eviction.
