Booking Notes:The Toasty Marshmallow - the ideal home base for your family’s next trip to the North Georgia Mountains! This newly-renovated home is located in Innsbruck Golf Resort right on the 6th Hole only minutes from downtown Helen and all of its attractions. Thoughtfully designed with large families in mind, it boasts a spacious floorplan across two levels that sleeps 12 comfortably, a fully-loaded kitchen that can handle just about any meal plan, brand new furniture and appliances, and high-end linens and bedding in each bedroom. In addition, the family will love the lower level family room with kitchenette, game room with pool table, corn hole, and Giant Jenga, and even a tuned spinet piano for playing everyone’s favorite tunes.
- 25+ age requirement for lead guest. No exceptions.

The team members quickly helped us resolve an issue with a different property to stay at the Toasty Marshmallow instead. They were responsive to texts and calls to make sure we had the best stay possible.

The house is clean and spacious. The kitchen is fully stocked, the dining room had seating for our whole family, and the bedrooms were comfortable. The yard is well kept and the fire pit area was a nice place to relax at the end of the day.

The Toasty Marshmallow is stocked well and gave plenty of space to your extended family Thanksgiving gathering. We had 8 adults and 5 small children on this trip and were very pleased with the set up. The front yard was perfect for our 7 and 8 year old to throw the football and the whole family enjoyed evenings by the fire pit out back. The men played golf while the rest of us checked out Helen one day. Great experience overall!

The staff at RentHelen were pleasant and accommodating, but I especially appreciated working with Jennifer who was cheerful, helpful beyond just answering questions about our rental, and also gave me all the time I required to feel satisfied with our choices.

Our family rented 5 different homes in Innsbruck for a small family wedding. Most of my family stayed at the Toasty Marshmallow and it was absolutely fabulous. The beds were extremely comfortable and the bedding the perfect weight for the temperature of the home; the house was spacious and very clean; there plenty of bedrooms and bathrooms to accommodate our family of 12; the kitchen was well-supplied with utensils, pots and pans, spices and every small appliance needed; and the outdoor spaces with the screened-in porch and lighted fire-pit are were incredible. It was everything we needed and wanted. It will be my first go-to should we return to Helen.

If you are planning a family reunion, large gathering, or any type of party, please consider other venues.
DO NOT BOOK IN THE COMMUNITY IF YOU ARE NOT LOOKING FOR A PEACEFUL AND QUIET FAMILY SETTING. NO PARTIES ALLOWED
HITCHED TRAILERS- No Hitched trailers of any kind are allowed- You cannot enter through the guard gate with a trailer, even to unload. No boat trailers, boats, travel trailers, inoperative automobiles, campers.
BOUNCY HOUSES/INFLATABLES- No Bouncy Houses or Inflatables of any kind are permitted inside of Innsbruck or at any Cabin Rentals of Helen Property
NOISE ORDINANCE/QUIET TIME-
NO NOISE AFTER 10 PM. The Community strictly enforces a 10:00 pm to 7:00 am noise curfew. Noise over 70 dcb is subject to the Helen City noise ordinance. The Helen Police Department will address excessive noise of any kind including loud vehicles, talking or shouting loudly, or music emanating from any home, which results in complaints.
REGISTERED GUESTS
You are not allowed to have more than the registered
guest at the home at any given time.
VEHICLES AND PARKING
Only registered vehicles are permitted to be in the driveway at the property you have reserved.
Parking is permitted in designated driveway spaces, as some homes have fewer than four available spaces. No street parking is permitted in the Innsbruck Community. All vehicles must clearly display an Innsbruck Rental Pass. Vehicles without proper identification will be required to leave the community immediately.
IF YOU ARE IN VIOLATION OF ANY OF THESE RULES, Cabin Rentals of Helen reserves the right to contact Helen Police Department Immediately. Upon Helen PD being dispatched, there will be an automatic $250 fine for disturbing the piece. Cabin Rentals of Helen reserves the right to enforce immediate eviction of the property if the violation(s) are not resolved after the initial action is taken.

Please note: All Innsbruck guests must pass through the gate to enter. It is imperative that you provide correct vehicle information on your signed rental agreement. You can update this as needed but please do so in a timely manner so that no problems will arise. The gate closes at 10PM every day so if you foresee arriving later than 10PM, please contact our office for after hours instructions.
Payment
• All properties located in the Innsbruck gated golf community have access to the Sports Complex and IGLS pool & clubhouse. Please note: the community pool does NOT open until Memorial Day weekend.

• Pets are NOT allowed. A $250 penalty fee will be billed if a pet is found to be on property.
