To make your check-in smooth and hassle-free, please be sure to provide accurate vehicle information on your signed rental agreement. If your plans change, you can update this anytime — just let us know as soon as possible so everything is ready for your arrival.

• 25+ age requirement for lead guest. No exceptions!
• Digital rental agreement will be required to sign and complete after property is booked.
• Firewood is not supplied for outdoor firepit. Please, do not place wood into the indoor GAS fireplace!

When checking in at the Guard Gate you will be given a code for the gate during your stay. This code can also be used to access the Sports Complex amenities. For directions to Sports Complex take the first left after the guard gate and continue staying to the left to the crossroads, take a left and you will see the Pool etc.

NOTICE: ALL INNSBRUCK PROPERTIES
Before booking a reservation at any Innsbruck property managed by Cabin Rentals of Helen, please carefully review the community rules below. These regulations are strictly enforced by both the Innsbruck community and Cabin Rentals of Helen. Violations may result in fines, immediate eviction, and involvement of law enforcement.
Peaceful, Gated CommunityInnsbruck is a quiet, family-friendly community. Large gatherings, reunions, or parties are not permitted. If you are looking for a party setting, please consider a different location.
Motorcycles
Motorcycles require pre-approval through the Innsbruck Guard Gate:
If approved, bikes must also be registered with Cabin Rentals of Helen.
Trailers & Large Vehicles
Guests will not be permitted entry at the gate with a trailer, even for unloading.
InflatablesBouncy houses, water slides, and other inflatables are not permitted.
Noise OrdinanceQuiet hours are strictly enforced from 10:00 PM – 7:00 AM.
Noise levels above 70 dcb may result in fines under the Helen City noise ordinance.
Loud music, shouting, or excessive vehicle noise will result in police involvement.
Guest Limits
Only the number of guests listed on your reservation are permitted at the property.
Parking
Parking is allowed only in your rental property’s designated driveway spaces.
No street parking is permitted within Innsbruck.
All vehicles must display a valid Innsbruck Rental Pass. Vehicles without a pass will be required to leave the community.
Fines & Enforcement
Violations of community rules may result in police dispatch and a $250 disturbance fine.
Cabin Rentals of Helen reserves the right to enforce immediate eviction without refund if violations are not resolved.
Reservation & Payment Policies
50% deposit is due at booking for reservations more than 15 days out.
Balance due 15 days before arrival.
Reservations made within 15 days of arrival require full payment at booking.
A credit card must remain on file for damages exceeding $700.
Cancellation Policy
16+ days before arrival: Credit issued (valid for 12 months).
15 days or less: No refunds, no rescheduling.
Check-In / Check-Out
Contactless self check-in: 4:00 PM.
Check-out: 11:00 AM.
Early check-in/late check-out may be available for a fee; requests are not guaranteed.
Important: Innsbruck’s gate closes nightly at 10:00 PM. If you plan to arrive later, contact our office for after-hours instructions.
Additional Fees
Cleaning Fee (varies per property).
Property Damage Insurance: $65 – $100 (based on property size).
Pet & Smoking Policy
Pets are not permitted unless stated on property page with a pets allowed icon. A $250 fine will apply if a pet is found on the property.
All properties are non-smoking. A $250 fine will apply if smoking is detected indoors.
Cleaning & Housekeeping
Professional cleaning provided before every stay.
Towels & linens included (based on maximum occupancy).
Starter kit provided: paper towels, trash bags, bath tissue, dish soap/tabs, shampoo, lotion, and hand soap.
Reminder: Violations of these rules may result in fines, eviction, and no refunds or credits.
